With our cloud-based software, trained technicians, and tried/true processes we can have your rental up and going faster with less up front calls upon move-in.

We aim to have your rental move-in ready in 48 HOURS. Some units we can turnaround in as little as 24 hours. Units with Tenant Damages can take longer depending on logistics of supplies and availability of replacement items.

MAINTENANCE HAS NEVER BEEN EASIER

During the course of 5 years most buildings incur 15 water leaks, several rotted fascia boards due to clogged gutters; 3 roof leak, sections of deteriorated wood around doors and windows, and 30 HVAC malfunctions. 

Here at Childers Construction And Remodeling LLC, as one of our preferred customers, We will schedule Four (4) quarterly Visits to each building per year to do the following:

**During our first visit you will receive the following services:

Clean out gutters and downspouts to ensure proper drainage from roof.

Caulk and seal around all doors and windows.

Visual inspection of roof for aging, wear, and leaks/water damage.

Visual inspection of siding for chips, cracks, rot/deterioration and water damage.

Clean Outside HVAC condenser coils

Clean indoor HVAC evaporator coils (and furnace if not heat pump)


**During our second visit you will receive a full assessment of the home and condition.

If things are needing attention they will be placed on a task with a rating of 1-3 with 1 being most urgent.


**During our third visit you will receive the following services:

Clean out gutters and downspouts to ensure proper drainage from roof.

Visual inspection of roof for aging, wear, and leaks/water damage

Visual inspection of siding for chips, cracks, rot/deterioration and water damage.

Clean outside HVAC condenser coils

Flush water heater to clean out mineral deposits and sediment.


**During our fourth visit, you will receive another full assessment of the home and condition.

If things are needing attention they will be placed on a task list with a rating of 1-3 with 1 being most urgent.


SIMPLY PUT: WE DO WHAT OTHERS CAN'T DO; WON'T DO; AND DON'T DO.


By having these services done at the specified times although won't guarantee you to not have water leaks or repair needs from time to time, but will give us the opportunity to catch a problem early enough to only require minimal repairs most of the time. 

As a Preferred Customer with Childers Construction And Remodeling LLC you also receive a 10% Discount on all repairs, materials/parts and labor, and construction services done for you.

Also as a Preferred Customer, You pay ZERO DOLLARS for service calls. Other service companies charge anywhere from $90-$180 just to drive to you and see the problem. Here at Childers Construction And Remodeling You ONLY PAY FOR THE REPAIR. And remember, you save 10% of that cost as well!!

WHAT WILL IT COST?


SINGLE FAMILY HOMES

You pay ONLY $1,500 per home per year with a (20 home minimum).  Our low enrollment fee of $109 dollars that covers you for the entire 5 years of your contract. Enrollment fee is paid up front and annual fees are paid monthly to Childers Construction And Remodeling. The average home costs about $1 per square foot in maintenance per year plus the unexpected repairs. Your group can run more smoothly knowing that We've got you covered at a fraction of the cost. With the same ZERO dollar service call perks as our preferred homeowners, and saving 10% off materials as well as labor for all construction and repairs, The savings are endless. 


MULTI-FAMILY APARTMENTS

With a low introductory rate of $650 per unit per year (with 100 unit minimum) and a one time enrollment fee of $109, you can focus more on the tasks of management and leave the maintenance to us. We bill the totality of units on a quarterly basis.. 

All maintenance service requests should go to service@childersconstructionllc.com and include the name, address, and unit number of property with as much information about the problem as possible.
